What an inspection finds on a beach roof

Salt goes for the metal first, so the inspection starts there: the nails, the step and drip-edge flashing, the pipe boots and the gutter hangers, all of which can be well along before a shingle looks wrong from the street. Then the shingle itself — sealant strips that have let go on the windward slopes, tabs lifted and re-laid by weather, granules collecting at the downspouts — and the decking, walked for soft spots and photographed where we find them. You get the photos and a written quote if work is needed, and a straight answer if it is not. A roof with a failed boot and a tight field is a repair; a roof that has lost its seal across a whole slope is at the end of its rating, and the honest next step is the replacement number, which you can see yourself in about a minute.

Built high, and what that means for a roof

Most of the island’s houses stand on pilings or over a ground-level garage, so the roof edge sits higher and the whole roof is larger than the footprint suggests — 35 to 45 squares is typical, against the 18 that our shared example uses. Height changes the job, not the price: staging and access on a tall house are ours to plan, and the instant quote prices the roof surface — squares, pitch, and the shingle you pick — the same way it does on the mainland.

What the code asks of a shingle roof here

Under the 2018 North Carolina Residential Code an asphalt shingle roof has to be tested to ASTM D7158 and carry the class assigned to the address’s design wind speed — the class is printed on the bundle wrapper — with at least four fasteners per strip shingle, or the manufacturer’s number where that is higher, and doubled underlayment on slopes between 2:12 and 4:12. For the shingles we install, the manufacturer’s high-wind instructions call for six nails per shingle rather than the code minimum of four. The class and the fastening are on the price we quote, not added later.
